Big Developments

The last few years has seen a booming interest in the development of large commercial building projects of up to around ten storeys. The character of Cremorne has always been largely a mix of small scale commercial and residential properties, so the nature of the neighbourhood and how it is used is evolving dramatically.

This is a selection of the larger developments that are currently in planning or in construction. There are a number of others that are 4 to 6 levels and the trend is to continue to develop ‘Silicon Cremorne’ as a significant ‘creative high tech’ commercial hub. The intent in presenting this selection of developments is not necessarily to generate hostility to the intrusion but to highlight the significance to locals that the neighbourhood is changing.

The Cremorne Place Implementation Plan is a state sponsored means to drive and nurture the change. It’s important then, that locals who currently live and work in Cremorne and appreciate its charms add their voices to the process.

Would be great to extend this list to the eastern side of Church St as well (considered cremorne by CoY) to include the developments at 459, the old Matt Blatt building, the old dance studio behind Kong etc… there’s also the development on corner of Swan & Brighton and the one on corner of Brighton & Wiltshire.

I’ve added those big ones along Church St as the east side of Church St is covered by the VPA’s Cremorne Place Implementation Plan. It would be easy to keep going though. Further along Swan and just north of the station there’s plenty more.

I recently sent a proposal to the Victorian Planning Authority (VPA) via Councils Cremorne Place Implementation Plan, regarding the possible reintroduction of the Cremorne Railway Station. This station was originally built back in 1859 on the north side of Balmain St along the current track to service the recently established CREMORNE GARDENS entertainment precinct near the Yarra. The station and Gardens subsequently closed approx 4 years later due to lack of business.
Now, over 160 years later, i believe this station needs to be reintroduced to service the massive commercial development as detailed in your presentation.
I recently received a response to my Cremorne Station proposal from the VPA, after I contacted them to ask why there had been no further take up of my suggestion in their final Cremorne Implementation Plan.
Their response was “they ( Dept Transport & Vic Track) were not able to garner support for your proposal and with many low density areas surrounding Balmain St I wouldnt expect traction for this proposal in the near future.” Im not sure what plannet they all live on, but your identified existing/ under construction/ proposed commercial buildings certainly contradict their negative annalysis conclusion!!?‍♂️ You just wonder if any of these Govt stakeholder decisionmakers have looked into the most basic demographic/ construction data currently available for the Cremorne precinct, let alone actually recently visited the precinct??
With your permission, I will pass on to them your excellent investigative commercial building summary, which may hopefully ignite some further vision/ discussion on whats really happening in Cremorne. ?‍♂️
